The fastest-changing part of the city. The newer apartment and townhome communities around The Village at Totem Lake typically enforce set move-in windows, require a COI naming the property management company, and assign a specific loading bay. We handle that paperwork ahead of your date rather than discovering it on the morning.
A mix of older single-family homes near Juanita Beach and mid-size apartment complexes along 98th. Driveways tend to be short and sloped, so we often shuttle with a smaller vehicle rather than parking the big truck at an angle on a hill.
Established single-family neighborhoods, mostly split-levels and ramblers from the 60s and 70s. Narrow stairwells and tight landings are the recurring challenge here — it's where furniture disassembly earns its keep, and it's included in your rate rather than billed as an extra.
Older established homes near Carillon Point, many on sloped lots with long approaches from the street. We plan crew size around carry distance here, not just square footage — a 2,000 sq ft house with a 150-foot carry takes longer than a 3,000 sq ft house you can back a truck up to.
Wooded lots, larger homes, and driveways that are frequently steep, gravel, or overhung with branches that a box truck won't clear. We ask about driveway access during the estimate specifically because of these two neighborhoods.

Usually, but it's worth telling us during the estimate. Some Finn Hill and Bridle Trails driveways are too steep, too narrow, or have low branches for a 26-foot truck. When that happens we bring a smaller truck or shuttle in stages — either way we plan for it in advance rather than discovering it on move day.
